Tenant Responsibilities


  • Pay rent on time 
  • Follow all terms agreed upon in the lease
  • Document and photograph property upon move-in
  • Note any existing damages and provide a copy to your landlord
  • Put all trash and recyclables appropriate containers for trash collection
  • Treat the property and neighborhood with respect
  • Do not intentionally damage the property
  • Report any ongoing problems with the property in a timely manner
  • Clean the apartment prior to moving out, do not leave trash on public property

Landlord Responsibilities

  • Provide a clean and habitable unit upon tenant move-in
  • Make repairs in a timely manner
  • Take appropriate measures to keep the apartment pest free
  • Provide water at no cost to the tenant (unless the water is separately metered)
  • Cannot terminate the tenancy or raise the rent in response to the tenant exercising legal rights
  • Keep all doors and windows in good working condition
  • Provide two exits per unit
  • Provide working smoke and carbon monoxide detectors
  • Keep detailed records of all aspects of tenancy
  • Provide and maintain the heating system in good working order
  • Keep common areas clean and orderly; keep exit areas free from obstructions, including snow
  • Cannot charge a penalty for late rent payment prior to 30 days overdue but can begin eviction proceedings with a notice to quit
  • Will not enter the tenant's unit without reasonable notice
